Summer is a popular time for tenants to move from one rental property to another. A property manager's schedule is extremely busy during this period. If you are a property manager, you probably know that during the hottest season you will have to welcome new tenants, inspect the vacant properties, and screen new tenancy applicants .

To find high-quality tenants, ensuring rental properties are in top shape all Summer long should be on top of the list. Here are some essential tasks to add to a seasonal maintenance to-do-list .

Outdoor Summer Property Maintenance

  • Make sure that the outdoor lighting is working - During Summer, tenants will spend more time in outdoor areas, so it's important to consider lighting. If you want an energy-efficient solution that requires little maintenance and easy to install consider solar lighting.
  • Trim the lawn or the grass - To avoid a pest infestations, keep the lawn and grass trimmed. It’s recommended to mow the lawn twice a month, depending on whether its the tenant or property manager's responsibility create a schedule to keep on top of it.
  • Perform a general outdoor area cleanup - If you didn’t get the chance to deal with the general outdoor clean-up in Spring, now is the time. Hire a professional gardener to prune your trees and shrubs. Keep paths and walkways clean and remove all weeds.
  • Powerwash the decks and repair the outdoors furniture - Outdoor spaces like patios and decks should be cleaned and repaired before you start looking for tenants. After the winter, you might need to replace some boards or to repaint pieces of furniture in order to make your property more appealing.   • Clean the gutters - The gutters must always be clean and unclogged in order to drain rain properly. To ensure that water can flow freely, you should clean and inspect the gutters at least twice a year.

Indoors Summer Property Maintenance

  • Inspect and repair the air conditioners - Keep your AC in good shape by having it serviced by an experienced AC specialist. Tenants will be comfortable and you won’t have to replace or repair an air conditioning unit during Summer, when prices are higher due to demand.
  • Fix gaps in walls, doors, and windows - Pests are more likely to infest your property during Summer. These unwanted critters get inside through holes in walls, screens, windows, and doors. Fix the gaps by using expandable foam or caulk. You can hire a handyman to handle this task!
  • Test smoke alarms - By law smoke alarms need to be checked regularly. Add this task to your property maintenance to-do list.
  • Clean carpets, furniture, and the interior - D eep clean carpets and all textile decorations. Hallways will look so much better if the carpets are clean. If cleaning a carpet is too much of a hassle, you can simply replace it with a new one.
