The Ultimate Home Maintenance Checklist

People tend to only consider home maintenance only when something goes really wrong, rather than preventing it. To keep everyone safe and minimise the amount of service days, here’s the home maintenance checklist to keep you on top of things:

Owning a new property is one of the most exciting purchases in everyone’s life, however, what many neglect to stay on top of is the maintenance and responsibility that comes with it. People tend to only consider home maintenance only when something goes really wrong, rather than preventing it.

Things like overflow gutters, broken chimney, a balky furnace and more call for professionals. And the worst part, these broken things can put your family’s safety in jeopardy, if neglected for a long time.

However, to keep everyone safe and to minimise the amount of service days, here’s the home maintenance checklist to keep you on top of things:

Monthly maintenance

1. Keep a check on HAVC filters

While experts suggest changing the filter once in a month, it's not necessary if you HAVC is working. For nuclear families with no pets, you can change the filter in 2-3 months. Just keep in mind that, if the filter is dirty, change it else inspect it next month.

2. Clean the kitchen sink disposal

While there are many ways through which you can clean your sink disposal , the easiest way is by using vinegar ice cubes. Simply put, some vinegar in an ice tray and freeze it; then through the cube through disposal. This will freshen the sink and will sharpen the blades as well.

3. Check any fire extinguishers

Clean the fire extinguisher and ensure it doesn’t have any blockage from garbage or anything. Dry chemical fire extinguishers use things like sodium bicarbonates, monoammonium phosphate, potassium bicarbonate, to fight from fires. Since these agents have low corrosive powder, it's very important to clean them. You can also sweep the loose debris or vacuum cleaner to clean the residue.

Quarterly maintenance

1. Test the garage door

When the overhead door is closed, there’s enough force that can cause death if the person gets trapped in-between the door. However, what you can do to ensure that the garage door is operating properly is by inspecting it. To check the balance, release the overhead door from the opener by using a ‘quick release’ mechanism. A balanced door will remain in the place when stopped in any position. If you are checking manually, make sure to keep your hands and fingers away from the springs, tracks and hinges.

2. Test smoke detectors

Test the detector; if the alarm sounds, the smoke and CO detectors are in good condition, however, if not find the reason why they are not working. Replace batteries and test again; if it doesn’t sound, there might be the corrosion on the battery terminals. Clean it and retest; however, if the problem persists, it's time to buy a new detector.

3. Run water through sinks and flush toilets

This mostly applies to the bathroom and sinks that you don’t use regularly. This is done only to prevent buildup and any other kind of grimy.

Other maintenance

  • Test The Water Heater’s Pressure Relief Valve: Doing this will prevent mineral and corrosion buildups , which also protect the leaks.
  • Check Everything Yearly: Take one day and thoroughly clean your complete house. Make sure the appliances, windows, and other things are dustproof and safe.
  • Vacuum Refrigerator Coils: The fridge can solely consume 15 per cent of your houses total power, so clean the coils and save bucks on this.
