But how would you be able to fit everything into such a tiny budget? Remodeling your house can be expensive, add to that the cost of purchasing new furniture or flooring and you can easily blow a budget!

Remodeling your home without burning a hole in your budget can be a challenging process, and that is why our specialists have created this list of tips and tricks that will help you improve the value of your house substantially.

1. The Outdoor Area

More often than not first impressions are key, and the same theory applies to houses. A yard that is well-groomed and tidy and a fence that is freshly painted are extremely likely to have a favorable impact on visitors, potential buyers, tanants, neighbours, and passers-by.

Additionally, the improvements associated with remodeling a house will also make you feel better about your home and contribute to your family’s quality of life.

The outdoor area can be a very special place, where you can have lots of fun or entertain your family and your guests. You do not need to make any major and expensive renovations in order to have a more appealing and cozy backyard or garden, but instead, you can try these simple tricks:

  • Plant trees, flowers, or herbs . Landscaping is very important for the overall aspect of your backyard. Wouldn’t it be so much nicer if there was more shade or if you could get your aromatic herbs from directly your garden? Not only do plants look great, they can also be useful, so make sure you start planting as soon as possible, as it might take a while for them to grow. If time is not on your side, we suggest you go with perennial plants, if not, you can choose any type of plant that is specific to your area and that is likely to thrive there. (Average cost: perennial plants: $10 , gardening tools: $50 )
  • Tend to your plants. If you already have sufficient vegetation in your backyard, you might not even have to plant anything else. You can just clean the area, prune your trees and shrubs, and remove the weeds and you are all set. (Average cost: Free)
  • Add some outdoor furniture . Remove the old plastic chairs and replace them with new ones. Even no furniture is better than broken furniture. Discover cheap furniture at local garage sales and repaint it, or purchase items when on sale. You can check out some DIY tutorials and recycle different materials and even fabric and make different accessories and decorations. (Average cost: Outdoor furniture: between $50 and $500).

2. The Kitchen

Also known as the heart of every home, the kitchen is one of the most important rooms in a house and having a renovated kitchen can be a total game changer when you are looking to sell or rent your property. Attracting buyers when selling a house is not an easy task, but if you want to tip the scales in your favour, try doing the following things:

  • Make sure that everything is squeaky-clean. Before making any major changes, make sure you clean the place thoroughly. If your kitchen furniture and utensils are dirty, you might feel that there are more things that need to be replaced. Now that everything is nice and tidy you can start by throwing out the things that are not needed anymore, such as old ingredients, chipped glasses, empty bottles, rags, or newspapers that are lying around. (Average cost: Free).
  • Replace outdated furniture. Make a list of the furniture items that you would like to replace and start looking for deals and bargains. Check out the local stores, look online, and go to garage sales. If you find something that you like, but it doesn’t quite fit the overall aesthetic of your kitchen, consider repainting it, or making small adjustments. This may just save you thousands. (Average cost: kitchen cabinets : between $300 and $1000).
  • Rich textiles. Buying beautiful and rich textiles is one of the oldest tricks in the book and it can also work in your kitchen. You can add some colour to your kitchen table by placing a beautiful tablecloth and by buying nice kitchen towels and pillows for the chairs. (Average cost: kitchen textiles : between $20 and $100).

3. The Bathroom

In some cases, buyers might overlook certain aspects of a property, but we all know that bathrooms are usually a sensitive point for most of them. A bathroom that is not clean is very off-putting and can devalue a property. Even if you are not looking to sell or lease your house, having a dirty bathroom has a very negative impact on your mood. Here are some of our favourite ways of improving the aspect of a bathroom without spending a fortune:

  • Replace old bathroom accessories. Have you had your current shower head for more than a couple of years? Does it still look new and shiny? Probably not, so you should consider changing it, as well as all the other accessories that are starting to look rusty and dirty. Avoid using bathroom accessories that look cheap, such as plastic holders or plastic shelves, you can choose some that are made of wood, ceramic, or metal. (Average cost: bathroom accessories : between $50 and $300).
  • Change the bathroom tiles. Changing bathroom tiles can completely invigorate and change a bathroom. If your bathroom is rather small, you should consider using larger and lighter tiles. If, however, your bathroom is spacious, experimenting with brighter colours can make a lasting impression on buyers. (Average cost: bathroom tiles : $50-$200 per sqm).
  • Colourful textiles. As we have already mentioned, textiles can boost the appeal of any room. By investing in quality textiles such as soft towels, colourful shower curtains, and thick bathroom rugs, not only will you enjoy using them but they will also give your bathroom a more luxurious vibe. (Average cost: bathroom textiles : $40-$100)

Whether you wish to remodel a house in order to sell or lease it or simply because you would like to refresh the current model, keeping within the limits of your budget is always a good idea, and if done right, it can also be less expensive than you would expect. If you want to maximize the value of your house, make sure that avoid making these common house-selling mistakes .
